Tri-County Behavioral Healthcare Office is a three-story, 90,000 SF medical office building in Conroe, Texas. Jordan & Skala Engineers provided the MEP design for the new build, focusing on emergency generator design services. The first and second floors were designated for medical office tenants, while the third was allocated for accounting, human resources, and executive offices. The primary objective was to create a build-to-suit facility catering primarily to medical professionals.

Regarding mechanical systems, the project utilized a VAV DX package rooftop unit in conjunction with a series of fan-powered terminal units. The team allocated two rooftop units per floor. Special exhaust provisions were necessary for certain rooms, reflecting the specific needs of a medical office building. The central rotunda of the building required intricate design considerations. Our team had to adjust the duct-work to conform to the desired aesthetics of the building with little room to work with above the ceiling. Our team and the architects communicated proactively to ensure the project came together successfully.

Tri-County’s electrical systems featured paralleling generators, a departure from the typical single large generator setup. These generators offered cost efficiencies and redundancy for the owner. Additionally, the team strategically placed distribution panels and incorporated LED lighting to enhance energy efficiency and operational reliability.

The plumbing systems comprised a traditional waste and ventilation system, tank-type water heaters, and a cold/hot water re-circulation system. Notably, a fire pump was not necessary for the building. The highest walking surface was less than 30 feet above the ground which avoided the need for a standpipe system. Our engineers identified that the existing water pressure was high enough to meet the sprinkler demand, so they concluded that no additional work was needed. This distinction saved time, resources, and expenses for all parties.
