The Iota Fox Station development brings a modern touch to the vibrant Globeville neighborhood in Denver, Colorado. This mid-rise project includes 148 apartment units, offering up to six unique layouts and features a 3,000-square-foot leasing area and two levels of structured parking designed to accommodate 111 vehicles. The development boasts an array of amenities for residents to enjoy, including a rooftop lounge and an outdoor terrace that provides impressive views of the city and the Rocky Mountains. Additionally, residents can enjoy the convenience of being just one stop from Downtown Denver via the nearby light rail station, which significantly enhances its overall appeal.

Jordan & Skala Engineers (JSE) provided mechanical, electrical, plumbing, and fire protection design services for the project. The mid-rise, micro-unit building posed challenges in accommodating ductwork and sanitary waste piping within limited spaces. To address these constraints, VTHP and PTHP systems were used in the dwelling units, while conventional split systems served the corridors and amenity spaces. A packaged rooftop unit was installed for the sky lounge.

With gas piping unavailable, the design team specified electric boilers for the central hot water system. This required a 480-volt, 3-phase electrical design, larger pad-mounted transformers, and internal step-down transformers. To regulate the voltage of this electrical system with the other residential-grade mechanical and plumbing equipment specified, our designers also had to be meticulous in space planning with the step-down transformers that naturally command more space in the building. JSE collaborated closely with the structural and architectural teams to optimize space planning and achieve a successful design.

Additionally, underground contamination identified by the ownership required careful plumbing design. The storm drain system was routed at a shallower slope to accommodate site conditions and ensure proper installation. The Iota Fox Station development showcases engineering excellence through innovative design solutions, seamless collaboration, and thoughtful integration of advanced systems.
